Important Notices

The passage of Florida House Bill 601 now requires all Florida condominium owners to carry property insurance policies to cover the inside of their homes by January, 2009.

Beginning in January, 2009, Florida condo Property Managers will be required to verify that the Unit owners have a proper policy in place which must include a “Loss Assessment” limit of at least $2,000 and list the Association as a named additional insured.  If this coverage is not in existence, the association may purchase an insurance policy on behalf of, and at the cost of, the Unit Owner.

Most mortgage lenders only require a Condo Association Master Policy, purchased and paid for by the Association, be in place.  Some condo owners have had a false understanding that if their Unit was destroyed in a fire that the Master Policy would pay to rebuild their Unit, including the interior.  This new laws’ intention is to covers the gap in coverage.

Your current car sticker will expire at the end of this year. New stickers are being issued that will be valid until 2011. To obtain your new sticker you will need your car's registration and insurance card and your King's Point I.D. badge. No decals will be issued if you don't have these three items.

Hillsborough County has revised the proposed flood map. This can have an important impact on your property! To see if your unit is in the revised map, use the link below. Enter your street number and street name. Do not use the street suffix (i.e. Blvd, Lane, Ct., etc) then click on the PROCESS button. In a few seconds, your property will be listed. If you are in Zone X, you are not within the revised flood zone.

To avoid numerous calls for the same problem, homeowners should contact Fred Schroeder or Pierce Haviland or Charles Van Dyne to resolve landscaping issues with Valley Crest. You should not contact Sterling directly.

Valley Crest landscape information is available on the Federation website.
