SUN CITY CENTER OR KINGS POINT? While Kings Point is located in the Sun City Center area, it is a separate community with legal boundaries and hundreds of bylaws. There are over 100 condo associations in Kings Point, and each has their own rules. Most condo associations in Kings Point do not allow ownership of a dog or cat. Those that do permit dog ownership limit the size of the animal. No signs can be posted in Kings Point, including "For Sale" signs by a realtor. Most property is considered common property. You do not own your own yard, but share it with your neighbors. This page will help you decide which community might be better for you. Monthly maintenance fees at Kings Point range from $350 to $600 a month depending on home size and condo association. Much of that fee goes to the clubhouse and master association, an expense you will not have outside of Kings Point. Sun City Center residents pay an annual fee to the COA of approximately $250 per person annually for security and the use of community facilities. people. Others like the fact that their entire community is well cared for. All
of the units are well painted and the landscaping looks great. The monthly maintenance
does add costs, but many feel it is well worth it. Homeowners in Sun City Center
